In order to help the incoming Chancellor and his team with completing the LA rebuild, I'm copying here the workplan given to Cadence and Vic who have been leading this work.

LOCUS AMOENUS FISHING VILLAGE - WORKPLAN

There are five ‘rectangle’ plots F.08, F.09, F.10, F.11, F13 and two ‘square’ plots F.12 and F.14.

General guidelines (applicable to all builds):
Height: 2 or 3 storeys. Built to accommodate ‘average’ height human avatars. Total height not to exceed 15 metres.
Shape: The prefab is allowed to fill the plot up to the parcel line. The aim is for a dense urban build and space has been left between buildings to accommodate this.

Prims: parcels allow 117 prims in total so prefab must be maximum 40 Land Impact and preferably less.

Outside characteristics: The style of these prefabs will be that of old fishing villages in Tuscany. Materials must be those available pre-WWI as per the covenants. Aged, colourful (usually faded) stucco is typical of these dwellings. The picture resources will give more of the background. The builders of these dwellings would have been people of modest means so cheaper, local materials would have been preferred.

Wooden window shutters in these kind of communities would often be painted with leftover paint from painting fishing boats so green and blue would be typical colours.

These plots have great views. A modest balcony would be in keeping with the theme and allow owners to make the most of this. There are good examples of small balconies in the picture resources.

Inside characteristics: Interiors should be either a) typical of the time period and in line with the exteriors i.e. simple, locally available, aged in line with the age of the dwelling or b) recently renovated so that the textures do not appear significantly aged/grimy but again with simple materials available in rural Tuscany in any period up to WWI.

In addition to the building heights that relate to “average avatar” size, internal architectural components such as windows, doorways, ceiling heights, railings, decorative hardware, and textures should be scaled to relate to “an average avatar.”

Applied realistic textures should be adjusted to fit the building scale as well. For example, plausible interior design would include considering original functionality of features such as brick, stone or tile flooring (now old and worn) on the ground floor (ground floors in fishing villages flooded in storms before modern breakwaters were built) while upper flooring would more likely be wood because of weight considerations. Windows would open to let in sea breezes in hot weather; windows facing the sea would have shutters for protection in cold weather. Rough-hewn wood-beamed ceilings on the ground floor would also be consistent with original functionality.

These plots are prime LA real estate with superb views over the dock area. Interior windows should allow owners to enjoy this view (so, for example, shuttered windows should not automatically close after a time).

Textures: as per the guidance for exteriors/interiors

Scale: as per guidance on height and shape

Permissions: a full permissions copy must be made available to the CDS Archive avatar Archie. Prefabs placed on the plots for people to use will be set to ‘no mod/copy/ no transfer’.

Remuneration: There will be a token payment of a few Lindens to acknowledge transfer of the build to the CDS

Contract: We will use the contracts drawn up by the former Guild to be clear on intellectual property rights i.e. that the CDS has non-exclusive rights to use, copy and modify the prefabs being provided but that builders are free to sell their creations elsewhere

Specific guidelines for ‘Rectangle’ plots:
Although all the rectangle plots are the same size and shape there are, in practice, three types of rectangle plot in the fishing village: A, B and C. These vary according to their orientation i.e. is the long side oriented N-S or E-W, and how they are oriented when built back-to-back with another fishing village plots. When these plots are built back-to-back they can’t have any windows or doors on the walls which abut each other.

A-type plots: These are F.08 and F.10. These have windows and an optional balcony (to face the docks) on the South side of building, windows on the West side (and optionally on the North side) of the building. Entrance can be on any of the S, W or N sides.
B-type plots: These are F.09 and F11. These have windows and on optional balcony (to face the docks) on the South side of the building, windows on the East side (and optionally on the North side) of the building. Entrance can be any of the S, E or N sides.
C-type plot: There is one on plot F.13. This plot faces the dockside area along its longest side. It has windows and an optional balcony on the South side of the building and optional windows on the West and East sides. Entrance can be on any side.

Specific guidelines for ‘Square’ plots:
Windows, balconies, entrance can be on any sides. Note that plot F.12 shares part of a wall with plot F.13 so this limits where entrances, windows and balconies can be placed on the SE corner of the building.
