[12:20] Lyubov (20180414): First, 7.1 Ask Chancellor to include weekly parcel listing fees in monthly budget expenses.
[12:21] Lyubov (20180414): Emilia has asked me to help with advertising and marketing this term.
[12:21] Lyubov (20180414): While looking at the approved budget this term, there is L$ 4000 each month allowed for advertising and marketing expenses.
[12:22] Lyubov (20180414): A few weeks ago, I did renew our sponsorship of Second Lifer Newser, at the rate of L$ 5k for a 3 month term.
[12:22] Lyubov (20180414): I was also looking at how else we might advertise.

[12:23] Lyubov (20180414): I found that we already pay L$ 30 per week for Search listings, for sixteen parcels.

[12:24] Lyubov (20180414): Since this is a significant expense, half of the monthly budget amount, I would like to ask the Chancellor that this figure be included in the budget. It appears that this has not always been the case.

[12:30] Rosie Gray: I thought to get this started so that we could go through the process as quickly as possible, so that we can set the new parcels for sale
[12:30] Rosie Gray: can't really do that until the covenant is updated, since we have some small parcels that really need specifics
[12:31] Rosie Gray: anyway, I started with the existing covenant and made suggested changes
[12:31] Rosie Gray: as you see on the forum
[12:31] Rosie Gray: Pip, I'm glad you are here because you are a long-time AM resident, so I hope you can take time to read it

[12:32] Richie Deschanel: The changes are easy to identify and having read them look very reasonable to me (I am a former AM resident)

[12:33] Lyubov (20180414): As I posted, my only substantive change is to note the increased number of Land Impact allowed in Alpine Meadow...2x since the last time the covenant was updated!

[12:34] Rosie Gray: and I do agree that the older parcels should be looked at with regards to the setbacks
[12:34] Lyubov (20180414): I was also concerned about building heights and open spaces between adjoining parcels, which Rosie has already thoughtfully considered.
[12:34] Rosie Gray: which I hadnt' thought of originally
[12:34] Pip Torok strongly agrees with Lyubov
[12:35] Lyubov (20180414): So, it appears that except for revisiting older parcel setbacks, the covenant is nearly ready?
[12:35] Rosie Gray: pending any further comments!
[12:35] Lyubov (20180414): Pip, what are your suggestions about heights and setbacks? And allowed density of builds on the parcels themselves?
[12:36] Pip Torok: well ... in hilly landscapes tall buildings block out the individuality og others (see New York!)

[12:37] Pip Torok: and point taken about builts set at corners of a plot
[12:37] Richie Deschanel: no additional ones anyway ...
[12:38] Richie Deschanel: i support Rosie's changes
[12:39] Lyubov (20180414): perhaps a simple phrase, as used before, would handle existing parcels with residents and builds... "existing builds are grandfathered for the current land owner"

[12:39] Lyubov (20180414): Rosie, would you think that allowing for continued forum discussion, we might have a covenant to vote upon by our next RA meeting?

[12:40] Rosie Gray: I will have a closer look at the existing parcels and perhaps we have a different category for them, to include the setbacks
[12:40] Rosie Gray: since they do abut each other, some of them
[12:40] Rosie Gray: and there we don't want buildings right up against the parcel edge
[12:41] Lyubov (20180414): That's a good idea. Oh, especially if they are different in nature...the new onces have private spaces giving a buffer, the older ones do not...

[12:41] Lyubov (20180414): So, it sounds to me that a new classification might work best. We'll be watching the forum and make sure to contribute there, so we might have something ready by our next meeting.
